Know Your Strata Parking Rules

In a NSW strata building, residents can only park in the spaces allocated to their lot. Visitor bays are for visitors, not for a resident’s second car or an unregistered vehicle waiting to be sold. The NSW Government’s strata parking guidance explains that the owners corporation can control parking on common property and take action against people who break parking by-laws. Repeated breaches can lead to penalties from the NSW Civil and Administrative Tribunal (NCAT).

So if your old car has “temporarily” moved into a visitor bay, it’s best to sort it out before a notice to comply arrives.

The Basement Problem

Most tow trucks can’t drive into residential basements. Clearance heights in many North Shore buildings are around 2.1 metres, and a tilt-tray truck needs much more than that. This means:

  • If the car still runs, it’s usually driven up to the loading dock or the street for collection.
  • If the car doesn’t run, it may need to be winched or moved on wheel skates to a spot the truck can reach. It’s worth mentioning this when you ask for a quote, so the right equipment comes along.

A Simple Checklist Before Pickup

  1. Tell your building manager or strata manager the date and time of pickup.
  2. Book the loading dock if your building requires it.
  3. Check the basement clearance height, which is usually signposted at the entry.
  4. Organise access with a fob or remote for the driver, or plan to meet them.
  5. Remove toll tags, parking permits and personal items from the car.
